While The Gruzmans Tried To Sell Apartments In Bruck Twice, The Austrian Court Has Sold The Building For Debts To The Bank

In a legal proceeding dated February 15, 2024, a consortium consisting of Orna Yakar, Ofer Berg Ltd, David Berg, Raviv Levi, Amir Peleg, Tal Azgad, Yael Nofer Schwartz, and Shimon Amrani initiated litigation against Motti Gruzman, his spouse Deborah, and their associated entities: Tci Hotels Gmbh of Bruck, Austria, Excellion Development Group Ltd of London, UK, and DGS Immo of Lille, France. All entities are under the direct ownership and management of Gruzman. The plaintiffs seek restitution totaling 3.6 million shekels for contractual violations pertaining to an investment agreement from 13.02.17 concerning a Hollern hotel located near Zell am See in the Salzburgerland. This legal action was instigated within the jurisdiction of the Tel Aviv District Court.

Excellion Group failed to commence the stipulated renovation activities. Adding to the complexity, Gruzman, without prior notification to the plaintiffs, proceeded to re-market apartments that had previously been sold.

Concurrently, in a separate legal maneuver, the bank exercised its repossession rights over the hotel and conducted an auction to offset a loan owed by the Excellion Group. In light of these convoluted circumstances, the court has exercised its prerogative to implement precautionary measures, including the seizure of Moti Gruzman's bank account and Debora Gruzman's residential property in Beit Shemesh.
